WHY IS A PANELIZED HOME SIMPLY BETTER?

In a few words: You will have a better quality built home (built from any blueprint)- in less time and in many cases move in with EQUITY.  Here's why:

10 ways your home equity is created without breaking a sweat (no "sweat equity" needed like our competitors require):

1.  Less labor required to put the structure up because the house shell is panelized.

2.  Each portion of the house shell is built in our factory by a person that has perfected their job, creating a precision built home; certainly more efficient than a local framer building a home on-site for the FIRST time.

3.  Volume buying power.  With the factory building hundreds of panelized shells per year, massive volumes of lumber are purchased in bulk directly from two of the largest lumber suppliers in the world; thus the lumber quality we utilize in all our homes surpasses what other local home builders are able to purchase at the local lumber yard or 'big box' store.  The end result is simply a superior quality home because it was built with superior quality lumber.

4.  We only use superior materials.  A home built with superior materials (#1 grade lumber, and all Plytanium plywood construction) equates to a home that will likely appraise higher than a home built with lesser quality products.

5.  Shorter construction time frame (which means less interest paid on your construction loan and you'll move in faster).

6.  Guaranteed price up front: there are NO typical costly price overruns.

Through the panelized process the buyer receives many benefits.

The time to erect a "dried in" shell is substantially reduced.  This saves money on construction loan interest and labor costs, and affords the buyer the opportunity to rapidly erect a superior super-structure  in areas where inclement weather is an impediment to the building process.

Also, one of the most difficult subcontractors to locate is a skilled knowledgeable "framer," especially one who can be expected to remain a part of the community- particularly true for the own-builder planning to manage (GC) the project.  With exceptions, good framers are often transient and all too often they do not possess the necessary skills to adequately stick build a house shell.  Often, the best local framers are tied up and employed to the volume professional builders in the area.  The panelization process reduces this challenge.

From a lender's point of view, panelization of the superstructure or shell offers unique and desirable advantages for our "Builder Assisted" or owner/builder homebuilder:  The cost of the shell is a predetermined factor.  Payment can be facilitated following delivery of the structure, through an irrevocable letter of credit. 

No money changes hands until the product is delivered protecting the buyer and the lender.  Castle Gate Homes will deliver because the bank letter of credit protects our interests.

Furthermore, on a typical building site with a home constructed at builders' grade, the property and the Castle Gate house package represent nearly 40% (average) of the total cost.
