We have three "Programs" that you can utilize through Castle Gate Homes to build your dream home. The choice is completely up to you. Each program offers a superior built home shell (the frame or superstructure of the house). Our homes are made of the best quality lumber and construction techniques available today. NO ONE builds with better quality lumber and no one can build with our automated precision at the local building site.
Building Your Home:
1) "Builder Assisted" Program: The Builder Assisted Program is sometimes called an "owner-builder" program. But don't let the words fool you. You do NOT have to have any building or construction knowledge and you do NOT have to swing a hammer or lift a single piece of lumber. Using the Builder Assisted Program you will be the manager of the project, and provide the INTELLECTUAL MANAGEMENT for the building process. Castle Gate Homes will assist and guide you through the building process as you hire and schedule local contractors in the specialty trades (plumber, roofer, electrician, etc.) to complete your panelized home. You will request bids (via the blueprints) from local sub-contractors in each specialty trade, and hire the contractors that best fit your needs. Your role is to then continue the management of those contractors by assuring the scheduling of the future work as needed and to pay for services rendered through your construction loan. Weekly meetings with you via telephone and email are provided through Castle Gate (by contract) to be sure everything is going as planned and on schedule and to answer any questions you have at that time. If and when concerns or questions arise, you contact your Regional Construction Consultant for help. Using this exclusive program you will create the greatest EQUITY potential saving thousands in construction cost, typically up to 15 to 30% of the appraised value and in some cases substantially more. Note: this programs empahsis is on your ability to intellectually manage the project (with Castle Gate guidance) NOT your physical labor.
If you do not want to be involved in the intellectual management to oversee the building of your new home, you can hire a local General Contractor (GC) to do this on your behalf. If you hire a GC to manage the completion of your Castle Gate panelized home, your potential equity will be reduced because you’re now paying the GC for his time. If you live within reasonable distance to your Castle Gate Regional Construction Consultant, you can choose to do a combination of both the Builder Assisted program and the Total Builder Management program through Castle Gate Homes.
This program has a PROVEN track record of success and our cooperating financial lenders are eager to finance this program. Our Builder Assisted Program works so well that many lenders, particularly our affiliate lenders are financing our customers construction loans even if they have marginal credit and limited or zero cash funds available. Families that thought they could never afford their own home, are building their dream homes.
Other home building companies offer programs that sound similar to the "Builder Assisted" Program and claim to offer equity upon completion. BUT BE CAREFUL. They are referring to "sweat equity"- your physical labor: (you shingle the roof, or paint the interior, or install the tile floor, etc.). Through Castle Gate Homes, there is NO need for your "sweat equity" with the Builder Assisted Program to create substantial equity in your completed new home. However, if you have the ability and desire to participate in any portion of the actual physical construction of the home- you may do so with this program; and of course that will create additional equity as well.
2) Total Builder Management Program: This program is offered to all customers within reasonable distance of a Castle Gate Regional Construction Consultant willing and able (time permitting) to take on the role of General Contractor. This is the 'traditional' method of building a new home. This is what the industry refers to as a "turn-key" home. You contract with Castle Gate Homes for the home of your choice, on the lot of your choice and wait for the home to be built. You simply "turn the key" and move in. Even using our Total Builder Management Program, our customers typically see up to 6 to 10% in equity creation when the home is completed. That means you could choose another local builder to construct your $150,000 home (for example) or you could have Castle Gate Homes build the identical home for $9,000 to $15,000 LESS; the only difference is that we will build that same home with superior four ply plywood lumber (no inferior, cheap OSB or 'particle board) and only premium #1 grade kiln dried lumber. You end up with a better quality home for less money.
3) Home-Owner Completion Program: Using this program Castle Gate Homes will connect you with our National lenders for financing and provide you with our house shell package that is built with better materials and greater precision than you could build locally. Castle Gate Homes will arrange the delivery of the shell package to your building site, and the rest is up to you. This program does NOT provide any contracted guidance through Castle Gate or any additional supplemental materials through the website LOGIN page. Once your home kit is delivered to your building site Castle Gate has no further obligations to you- unless there is a deficency with the panelized package (i.e. missing materials, damaged goods, etc.). This information is detailed in the Purchase Contract. How and when you complete your Castle Gate panelized home shell is completely up to you. This is a viable alternative to the true 'do it yourself' home-builder that has the ambition, skills and desire to build their own home, but wants to build the home IN SUBSTANTIALLY LESS TIME with substantial cost savings, by utilizing the benefits of panelization. Customers that choose this program option receive an instant 5% off the panelized home kit purchase price.
