10 EASY STEPS:

 

 

1. First and foremost CONTACT US- We are here to walk you through the process.  AND, If you have not already done so, please take a moment and complete the Homebuilders Form.  It will help us to better serve you. 
 
2. Pre-Qualify- We will connect you with an affiliate lenders loan officer that will pre-qualify you for a construction/mortgage loan or you may choose your local bank.  Knowing what you can afford (based on the banks qualifications) will help you to determine 'step 3' below.  
 
3. Decide what kind of new home you want to build- Do you want a contemporary, traditional or 'round' home?  Will it be a pre-designed home or your custom design?  What size?  How many bedrooms and bathrooms do you need?  What about a garage?  Hip roof or gable roof?  Decisions, decisions... but this is exciting!

4. Select a lot- You may already have your own land.  If not- our realtors (or yours) can help you find a building site in the area you want to build your new home.
 
5. Secure financing- At this point, we'll go back to the bank and finalize the 'pre-approved' construction loan.  After closing, you'll make a 'draw'  (payment) to purchase the lot, pull any required permits and start the building process at the factory.
 
6. Break ground- While the home components are being built we will arrange for lot preparation, grading, foundation, etc. (If you live in the locality of a Castle Gate RCC).  If you live in an area outside of an RCC region, the homebuyer will arrange with local contractors to complete the panelized home.  Castle Gate will assist you through every step of the process if you're using the Builder Assisted program.
 
7. Raise the House- Approximately 4 to 6 weeks after your home order (adequate time for your site/lot preparation) your home components will be delivered and assembled on your foundation.  In a very short time (usually a matter of days, NOT months!!) your home will be "dried-in" and ready for interior finish.  When your home is "dried-in" it will look just like an on-site "stick-built" home; BUT it will be made with superior materials and by skilled craftsman. 

8. Select your home options- Once your home is "dried-in" you can then personalize it and make it your own by selecting the design or 'soft' options, which include the interior features from appliances to flooring to kitchen cabinetry.  In the mean time, your mechanicals (plumbing, electric, HVAC), insulation, drywall and all remaining 'finishing' touches are completed, either by Castle Gate Homes OR your local contractors.

9. Finalize the mortgage contract
Once your home is completed, your construction loan is paid by your new permanent mortgage at closing.  Using several of our financing options you'll only pay closing costs ONCE.

10. Move in- And enjoy all the benefits of your new quality built Castle Gate Home.
