What is included in the standard panelized package?

Each of our pre-existing models have a variety of options available, only a few of which are listed here. Please contact us for other options available on a specific model.

The STANDARD MATERIALS INCLUDED IN OUR PANELIZED PACKAGE (for our current models or your custom plan) are:

FREE owner/builder materials and construction consultation with a Castle Gate Regional Construction Consultant from the start to finish of your project.
FREE BLUEPRINTS for any of our pre-existing models.
The entire wood superstructure (shell) of the building INCLUDING:
LOAD bearing walls (including interior load bearing partitions) per plan.
All EXTERIOR walls range in size from 8' by 8' to 8' by 12' sections using #1 grade kiln dried SPF 2" x 6" studs (2" x 4" optional for a price decrease averaging $1200-$1700). Some home packages are built with 9' exterior walls (standard); those wall panels would range in size from 9' by 8' to 9' by 12' sections.
Exterior walls are factory sheathed (covered) with our Plytanium 5/8" (.62") Premium Grade Pine (PGP) siding. The PGP siding is a vertical reverse board and baton siding to be stained or painted on site. The PGP siding is standard on all models except the Signature, Patriot and American series. ANY models that are delivered with the PGP siding also include all facia and soffit cedar trim boards to be cut and installed on site.
Signature, Patriot and American series models have factory sheathed walls using premium grade 19/32" (.59") four ply cross-laminated CDX Plytanium plywood to be covered on site with your choice of vinyl, brick, stone, stucco, etc. PGP siding is optional on the Signature or Patriot and American series.
R-Max foam thermal board insulation. This 1/2" rigid FOIL faced (on front/back) foam board insulation is sandwiched between the PGP siding or CDX plywood and the stud walls, insulating every exterior stud surface and stud cavity with an additional R4 value. This standard insulation allows for an R23 2x6" wall or an R17 2x4" wall. Castle Gate Homes is the only panelized home company to provide this with every home STANDARD.
Double 2" x 6" (or 2" x 4") overlapping top plates with a pressure treated bottom plate (particularly important for slab on grade foundations).
ALL window and doors framed with double 2" x 10" (not the industry norm of 2" x 6") Southern Yellow Pine headers per plan or 4" x 10" LVL beams per plan.
All roof truss systems use a FINK (attic storage) or SCISSOR (for vaulted or cathedral ceilings) design built to a minimum 45/10/10 load.
Roof sheathing using Plytanium 5/8" (.62") four ply cross-laminated CDX plywood !!
30 lb. roof felt.
H-clips, Hurricane straps and all attachment hardware and nails.
Two story models include 2x10" floor joists and 3/4" (.75") tongue and groove Plytanium plywood subflooring. Second story stairs are also included on any unchanged pre-existing model. The first floor decking or 'cap' (subfloor over the basement) can be ordered with any package as an option but we do NOT recommend it. We suggest purchasing the first floor decking locally, with it installed PRIOR to the package arrival. This not only saves shipping costs but also speeds up the building process, because the panels can be removed directly from the truck onto the first floor to brace and nail in place, rather than having to build the subfloor when the materials arrive. If you are purchasing a 'round' model to be built over a full basement or crawl space, we DO RECOMMEND ordering the first floor subfloor or cap option. The round model decking is a factory engineered subfloor cut in the shape of a pie piece to expedite the package assembly.

OPTIONS:

All models can be ordered with a vertical reverse board and baton Western Red Cedar (WRC) siding. The WRC is applied OVER the exterior grade 19/32" CDX plywood with a 15 lb. felt vapor barrier between them. Homes ordered with the WRC also include all facia and soffit cedar trim. Window and Door package- all models can be ordered with double pane thermal windows and multiple door varieties (steel, vinyl, sliding, french, etc.) of your choice/style. The windows are installed at the factory. The exterior window trim is also installed on any home with PGP or WRC siding! The doors (pre-hung) are shipped with the package to be installed on site for proper alignment. Uncut door trim to match the windows is provided for each door.
Thermal BATT insulation.
OTHER ? Because Castle Gate Homes is a true CUSTOM panelization builder we can ship ANY other materials that you need to complete and finish your home. However, we recommend that you purchase additional materials locally to save on shipping cost.
Shipping costs average $1500-$3200 within the contiguous U.S. for an average 2000 Sq.Ft. home with a two car garage.

Once the home package is assembled, the home is finished just as any other 'framed on-site' home would be: completing the roof shingles and siding (if needed), interior partitions, plumbing, electrical, HVAC (heating and AC), insulation, drywall, paint, cabinets and finished flooring and trim... either doing the work yourself or by hiring local professional contractors using our owner-builder materials, and continued guidance and assistance (if needed) through our Builder Assisted program.
