A PANELIZED home is simply superior because they have NO architectural, design or engineering limitations. ANY blueprint can be fabricated with a panelized component system. And- our panelized homes SURPASS the IBC and IRC building codes.
What about a modular house or manufactured (mobile) home?
First, a modular house and a mobile home are not the same because mobile homes are built to a sub-standard code known as the HUD code; a modular home is built to the minimum standards of the IBC building code. Most (but NOT ALL) communities will accept a modular home, but many will NOT allow a manufactured home. To read more details about manufactured mobile homes click HERE.
But BOTH a modular or manufactured house is COMPLETELY built in a factory in one or more sections and then transported to the building site to be set on a foundation. Modular and manufactured homes have limited models and styles because the individual completed box sections must be able to fit on a flat bed truck (most mobile's are shipped on their own axle system) to be transported on the highway. In recent years modular (and even some manufactured homes) have come a long ways in their surface aesthetic appeal but there super-structure (what you don't see) meets minimal quality construction standards of either the HUD or IBC codes. Generally, a modular house is considered an upgrade to a mobile home, but even then, most discriminating home buyers can see the difference in construction between a modular and a superior built panelized home.
How can you tell a completed modular vs. a finished panelized home? A modular home will have:
1. limited variations on style (some do better than others)
2. limitations on the size of interior rooms (load bearing wall issues)
3. and the thickness of adjoining box interior walls (8" thick or more)
ALL of these limitations are the result of SHIPPING constraints. These are NOT misconceptions, they are the challenges of the modular industry. These limitations DO NOT EXIST with a panelized component built home!
In addition- if you intend to SAVE MONEY on the cost of your new home, your cost savings are limited with a modular home IN COMPARISON to the potential savings with panelized construction. WHY?
When you purchase a modular system the majority of the construction (if not all) is completed at the factory for a fixed price and your potential role as your own 'general contractor' or owner-builder is very limited. With an open panel- panelized system through Castle Gate, your potential construction cost savings is virtually UNlimited and is based upon your MANAGEMENT of the project, your choice of multiple BIDS from local contractors in each of the specialty trades... and/or the work that you choose to do on your own (if any). Remember- on average 15% to 20% of the fair market value on a new construction residential home is the cost paid to the general contractor or 'manager' of the entire project- be they in the local building site or a modular factory.
With a panelized home, true customs are a reality. ANY blueprint can be fabricated with the quality of our panelized homes and the opportunity for complete management of the project is available FREE through our owner-builder program; that is generally impossible with a modular system.
