These are the Simple Steps you'll experience to own your new dream home using the panelized (component built) home purchased through Castle Gate. This outline assumes that you have already pre-qualified for a loan. We can help you pre-qualify if you've not already done so. This outline also assumes that you can readily find/purchase the land to build on if you don't already own a building lot.
GENERAL OUTLINE... the Simple Steps to owning your new home:
- Determine what home model you want to build. Choose one of our 40+ pre-existing models or choose a custom blueprint from ANY source.
- If you choose one of our existing models, our blueprints are FREE. We will mail you a set of blueprints when we receive your $500 house deposit. The $500 house deposit is a non-refundable home deposit that will apply to the purchase price of the home package. If you're building from custom blueprints... be sure to purchase a set of reproducible blueprints.
- Once you receive your blueprints (from Castle Gate or ANY other source) take your plans to a local architect to have them 'sealed/stamped.' Please note: you should check with your local Building Department to determine if sealed/stamped prints are required in your County. Expect to have a typical set of blueprints stamped by a local architect to cost between $500 to $800. Once you have had your local architect review and stamp the plans, mail them back to Castle Gate Homes. The plans that you mail to us (including any modifications made by your architect) are exactly how we will build your home, unless the plans call for building materials/sizes that are BELOW our minimum STANDARD. For example: most plans call for a double 2x6" window header, but all Castle Gate window headers are built with a minimum double 2"x10" header or a 4"x10" LVL beam (note: in either case the dimensions are the same).
- (FOR CUSTOM BLUEPRINTS ONLY): Mail us THREE complete sets of your custom reproducible plans that have been sealed/stamped by your local architect (if required in your County), along with your custom quote fee and we will give you an EXACT cost (in writing via contract offer) to panelize your custom home. The custom quote fee is returned to you when you purchase the home!
- If you are using our FREE Builder Assisted owner-builder program you should begin contacting your local sub-contractors in the specialty trades (i.e. the excavator, mason, plumber, electrican, roofer, etc.). We suggest you 'pull bids' from at least two or three of each sub-contractor tradesman that you anticipate using. This will help you determine your TOTAL cost to build. This detailed information (cost estimates) will be added together in the "line item breakdown" sheet which will be required by the bank/lender that is financing your new home construction.
- Complete your Construction Loan with your bank/lender. Although you may choose ANY bank to finance your construction project we strongly suggest working with our affiliate lenders (several are residential construction lenders using a construction to permanent loan with a one time close). Why do we recommend using affiliate lenders? Please review the answer to question # 18 in our Frequently Asked Questions page.
- Once your financing is complete (funds are available to begin building), take a copy of your stamped blueprints to your local building department and apply for your building permit. Depending on the Township, building permits are usually good for 6, 9, or 12 months. (You should call your local building department to determine any other local requirements that you may need when you apply for your building permit.)
- Once we have your finalized home blueprints, an affiliate lender Letter of Credit or payment in FULL from the lending bank that is financing your project, the fabrication of your new home will begin in the factory. Expect 6 to 8 weeks (on average) to have your home 'kit' delivered to your building site. Castle Gate will give you several weeks minimum advance notice of the EXACT date and time of the delivery of your home package.
- In addition, once your affiliate lender Letter of Credit or payment in full for the home package is received, Castle Gate will give you your 'Customer LOGIN' code to access the owner-builder materials and contracts. Castle Gate will also mail you the home building DVD and construction manuals as an additional reference resource to familiarize yourself with the construction process.
- During the 6 to 8 week time needed to panelize and deliver your home package, your building lot site work should be completed. By the time your home package is delivered your stone driveway and foundation (including the first floor decking over the full basement) should be completed. You may also have temporary power, and utilities completed at this time.
- If you are an owner-builder, you will need a minimum of 6-8 men available on the day your home package arrives to unload the truck(s). The home package should be unloaded directly onto your first floor (or slab) and around the perimeter of the foundation. As your home package assembly nears completion, you'll begin scheduling your previously contracted subs to complete the rest of the home construction.
- When your home is 95% or more complete you will be ready to roll your Construction Loan into your Permanent Home Mortgage with your bank/lender and begin preparations to move into your beautiful new custom built home.
